Western regions of Ukraine are facing a significant shortage of available rental housing

Over the past two months, Kyiv and Odesa have seen a sharp increase in the number of rental property listings. Conversely, a number of western Ukrainian regions are experiencing a downward trend in the availability of rental housing. This was reported by RBC-Ukraine (Василина Копитко) citing LUN, according to the portal PromPolitInform.

Analytical data collected as of August 1 and October 2, 2026, indicates a redistribution of activity across the national real estate market in 22 cities. Specifically, the capital saw an increase in listings by 66%, while Odesa experienced a more than threefold rise in available offers.

Migration dynamics

According to Lyudmila Kiryukhina, head of LUN Statistics, these changes are tied to residents preparing for the winter season. People are frequently changing districts within cities or planning relocations to safer regions, though experts warn against drawing hasty conclusions about mass out-migration based on social media reports.

The growth in Kyiv’s supply occurred gradually, with a 5.4% increase recorded between September 25 and October 2 alone. Similar trends were noted in other cities: Zaporizhzhia saw listings rise by 79%, Sumy by 78%, and Kherson by 72%.

Shortages in the west

In western regions, which previously saw high demand, the situation is the opposite. Active listings in Chernivtsi dropped by 65%, in Uzhhorod by 61%, and in Ivano-Frankivsk by 59%. Within the final week of observation, supply in Uzhhorod fell by 19.4% and in Lviv by 10.5%.

This has driven further price hikes in these regions due to intense competition. In Uzhhorod, the rent for a 2-room apartment has reached 47,800 UAH, while in Lviv, similar properties are listed at 29,400 UAH, and in Ivano-Frankivsk at 28,300 UAH.

Rental cost comparison

Meanwhile, in Kyiv, the average price for a 1-room apartment remains at 17,000 UAH, with 2-room units at around 25,000 UAH. The Odesa market remains more affordable at 12,000 UAH and 15,800 UAH, respectively. In Khmelnytskyi, 1- and 2-room apartment prices are 15,000 and 17,000 UAH, marking it as one of the most budget-friendly cities in western Ukraine.
