Apartment Prices in Rivne Rose Up to 26% in a Year

Business-class new builds led the growth, rising by 26%

In Rivne, housing prices rose on both the secondary and primary markets over the past year. Business-class new builds saw the largest increase — up to 26%. This was reported by RBC-Ukraine (Василина Копитко) citing LUN, according to the portal PromPolitInform.

Secondary Market: Price Growth of 4–8%

Median prices on the secondary market grew most significantly for one-bedroom and two-bedroom apartments — both types increased by 8%. The price for a one-bedroom apartment reached $56,000, while a two-bedroom cost $69,000. Three-bedroom apartments rose by 4%, averaging $70,900.

Based on annual figures, saving an entire salary would take 7.6 years to afford a one-bedroom apartment in Rivne, 9.2 years for a two-bedroom, and 9.4 years for a three-bedroom.

Primary Market: Business Class Leads Growth

On the primary market, business-class developments showed the strongest upward trend, with prices per square meter rising by 26% over the year. The median starting price stands at UAH 53,100 per square meter.

Economy-class units increased by 19% — to UAH 45,800 per square meter — while comfort-class grew by 16%, reaching UAH 44,800.

Overall, the housing market in Rivne continues its gradual upward trend, with new builds increasing in price faster than properties on the secondary market.

Rent: Growth of 10–17% Over the Year

The cost of renting housing in Rivne is also rising. Over the past six months, the average price for a one-bedroom apartment increased by UAH 2,000. Annually, rental prices for one-bedroom units rose by 17%, reaching UAH 14,000. Two-bedroom rentals cost UAH 13,300, a 10% increase from the previous year.

On average, local residents spend 51% of their income on housing rental. High demand for rentals in western regions is driven by relative safety and stable market conditions.
