The long-term rental segment saw a decline in demand amid an increase in supply
In September 2026, the security situation and seasonal factors significantly changed the dynamics of the capital's real estate market. Demand for one-room apartment rentals decreased by 20%, while housing purchase activity showed an increase. This was reported by Delo.ua citing OLX Real Estate, according to the portal PromPolitInform.
Analysis of market indicators shows that the security factor is becoming decisive for tenants. About 66% of respondents named safety as the main criterion when choosing housing, and 45% pointed to the direct impact of the intensity of Russian attacks on decisions regarding relocation.
Rental dynamics in the capital
During the first month of autumn, the number of long-term rental offers for one-room apartments increased by 20%. Conversely, interest from potential tenants decreased by 20%, which led to a 3% decline in the median rental cost to 16,500 UAH per month.
The most significant increase in the number of listings was observed in the Holosiivskyi district, where the growth reached 29%. Meanwhile, the sharpest drop in client activity was recorded in the Solomianskyi district, where the number of responses to ads fell by 32%.
State of the housing purchase market
The real estate sales sector proved more resilient to security challenges. The number of buyer inquiries regarding one-room apartments rose by 7%, despite a slight 3% expansion in supply.
The average cost of a one-room apartment fell by 2% to 3.3 million UAH. The situation with two-room apartments was similar: demand increased by 5%, but the median property price decreased to 5 million UAH.
Experts note that buyer behavior in Kyiv is more predictable than that of tenants. If a person plans to purchase their own real estate, short-term risks are less likely to cause them to abandon the deal than in cases involving rental housing.
