A moderate decline in rental rates has been recorded in the capital on both the left and right banks
Between September 24 and October 5, the median rental cost of a one-room apartment in Kyiv decreased by 5.6%, falling from 18,000 to 17,000 UAH. Despite Russian strikes on transport infrastructure, experts have not identified signs of a sharp price collapse specifically on the left bank. This was reported by Delo.ua citing Liudmyla Kiriukhina, according to the portal PromPolitInform.
Liudmyla Kiriukhina, head of LUN Statistics, noted that the current decline in rental rates is being observed across various districts of the capital and is not a phenomenon exclusive to the left bank. Changes are occurring gradually, making it premature to link these fluctuations directly to the damage caused to the bridges.
Rental rate statistics by district
According to monitoring data from September 24 to October 5, the average price of a one-room apartment in the Dniprovskyi district fell from 14,000 to 13,000 UAH, representing a 7.1% decrease. In the Desnianskyi district, rental costs dropped by 5.3% — from 9,500 to 9,000 UAH. Meanwhile, the Darnytskyi district remains stable, with median prices holding steady at 15,000 UAH per month.
Similar trends are being recorded on the right bank, particularly in the Obolonskyi district, where rents for one-room apartments decreased by 6.3% — from 16,000 to 15,000 UAH. Liudmyla Kiriukhina emphasized that a longer observation period is required to objectively assess the impact of the current security situation on demand and pricing.
Condition of the secondary real estate market
The capital’s housing sales sector has proven significantly more inert in response to external events compared to the rental segment. No sharp price fluctuations have been observed on the secondary market so far, with value adjustments over the last month remaining below 1%.
It is worth noting that a gradual downward trend for secondary real estate prices in Kyiv began as early as the spring of this year. On a year-over-year basis, the market remains largely unchanged, as current apartment prices are only 0.5% higher than those recorded during the same period last year.
