The network of countryside complexes ULIS has raised 20.3 million dollars in investment from over 90 partners to expand its business. The company's largest project currently is the development of tourism infrastructure in Vorokhta. This was reported by Economichna Pravda citing Igor Farberov, according to the portal PromPolitInform.
The ULIS company has grown from a pilot project of four modular houses in the village of Dudky in the Kyiv region into a network of four operational locations across three Ukrainian regions. The business model is based on attracting private investors who become owners of individual cottages, while the company takes over full management of the properties as a single hotel complex.
Investments in Vorokhta’s tourism infrastructure
The key development object at the moment is ULIS.Vorokhta, where 36 cottages have already been built. The total project budget is 19 million dollars, of which the company is currently actively seeking funding to complete a 33-room hotel, a spa complex, and a panoramic restaurant. The expected commissioning date for these facilities is the third quarter of 2027.
To attract capital for large-scale infrastructure facilities, the company is considering cooperation with a major investor or an entity that would acquire a ready-to-operate business. According to co-owner Igor Farberov, the existence of already functioning cottages and an established flow of guests significantly reduces risks for future partners.
Development of regional communities
The network’s economic impact on the regions, according to the company, is estimated at over 50 million hryvnias. These funds are accumulated through the payment of local taxes, procurement of services from local contractors, and job creation for community residents. About 15% of the profit from each location is directed to an internal community support fund.
A separate area of work has been a partnership with the children’s ski jumping school in Vorokhta. ULIS and the IT holding company Boosta signed a three-year sponsorship agreement for this complex, aimed at restoring sports infrastructure. This allows not only for the preservation of a unique facility but also creates additional incentives to attract tourists to the region.
The company plans that within five years, ULIS.Vorokhta will reach an annual occupancy rate of 75%. A strategic goal is to achieve a 20-25% share of foreign guests, which, according to management, will allow Vorokhta to become a European-level resort again and balance demand throughout the year.
