Discounts for families with children to be introduced in eOselya from 2027

The loan interest rate will decrease by two percent following the birth of a child

From January 15, 2027, Ukraine is implementing an updated mortgage lending mechanism under the eOselya program. The main innovation will be a gradual reduction of the interest rate for families following the birth or adoption of children. This was reported by Minfin citing Olena Shulyak, according to the portal PromPolitInform.

According to the plans, for each child added to a family, the mortgage interest rate will be reduced by 2 percentage points. This applies to both biological children and cases of official adoption. The minimum possible interest rate under the new rules is set at 0.1%.

Reducing the financial burden

In practical terms, this will mean a significant reduction in payments for borrowers. Specifically, if the initial contract rate is 7%, it will decrease to 5% after the birth of the first child, and to 3% after the birth of the second. Changes will also apply to the period after the end of the preferential term: the standard rate for such clients will be 6% instead of the standard 10%.

Expansion of residential space standards

In addition to financial preferences, the program provides for a 40% increase in limits on the permissible area and total value of real estate. Head of the Parliamentary Committee on Organization of State Power Olena Shuliak noted that this step will allow families to choose apartments taking into account future expansion, rather than limiting themselves to current needs.

Accessibility for single-parent families

The new mechanism provides an opportunity to obtain preferential conditions for single-parent families as well. At the same time, there are no plans to introduce any age restrictions for parents applying under this part of the program. It is expected that the improved conditions will stimulate demand for housing and contribute to improving living conditions for Ukrainians with children.

Currently, the details of implementing the announced initiative are in the development stage. Official explanations regarding the procedure for changing rates, including for existing loan agreements, are expected after the government approves the final rules of the program.
