Related mortgage fees can increase the total purchase budget by 96,000 hryvnias
Analysts from LUN and the National Bank of Ukraine have calculated the average down payments for the "eOselya" program across regional centers. Besides the down payment, buyers must account for bank commissions, insurance, and notary services. This was reported by eOselya citing LUN, according to the portal PromPolitInform.
The minimum amount of personal funds required to start a mortgage varies significantly by region. Purchasing the cheapest property on the primary market costs 174,000 UAH in Zaporizhzhia, while in Lviv, this threshold reaches 904,000 UAH.
In the capital, the average down payment is 750,000 UAH, in Uzhhorod it is 697,000 UAH, and in Vinnytsia it is 660,000 UAH. For other cities, figures vary from 545,000 UAH in Rivne to 315,000 UAH in Chernihiv.
Additional mortgage processing fees
Processing a deal for a property worth 2.5 million UAH involves a range of mandatory expenses. The bank commission is 1% of the loan amount, and property valuation costs 3,000–5,000 UAH. Notary services cost 12,000–15,000 UAH, while property insurance requires an annual payment of 0.25% of the object’s value.
State fees include 1% for pension insurance and a 1% state duty for secondary market transactions. First-time homebuyers are exempt from the pension fee, saving 25,000 UAH.
Total budget for property purchase
Calculations show that on top of a 500,000 UAH down payment, buyers should expect 41,000–96,000 UAH in related costs. The final amount depends on the apartment price, bank policies, and the buyer’s eligibility for exemptions. Annual insurance remains a mandatory requirement throughout the loan term.
